1. HOME EVALUATION

This will include comparing your home to recent sales in your neighborhood and deciding on a probable selling price. In addition, it will include suggestions for making your home show as well as possible. See Getting Your Home Ready To Sell.

2. PUTTING YOUR HOUSE ON THE MARKET

This will include home measurements and photography, preparing and signing the listing contract, and inputting all the data into the MLS. If possible, I will place a lockbox on your door. You will have an honest, enticing, and well written description of your home.

3. SHOWINGS

I will notify you of all showing requests. After the showing I call for feedback from the buyer and buyer’s agent. This is helpful in understanding why a property hasn’t sold and what, if any, improvements we can make to help it sell.

4. NEGOTIATING AN OFFER

You can take advantage of my 35+ years in the business. I consider myself a good negotiator. Once terms are agreed on, I will draw up the contracts and give them to the buyer’s agent for signatures. In most cases, I will hold the buyer’s escrow money until settlement.

5. FROM CONTRACTS TO SETTLEMENT

Once contracts are fully signed, we have a 3 business day attorney review which I closely monitor. After that is the home inspection. I review the buyer’s report and repair requests and determine which repairs need to be completed. I draw up an addendum that describes the buyer/seller agreement about repairs. I will talk to you about getting the necessary Certificate of Occupancy for settlement, as well as the mortgage payoff and Deed. I also monitor the buyer’s mortgage progress. If you need help with moving services, I have professionals to refer you to. I will be with you at settlement, and if you have not hired an attorney, I will explain the papers you will be signing.
